To start, here’s a little insight into why your home is so desirable. You’re being contacted by a builder because they see it as a “tear down”— a valuable piece of property on which they can build a profitable, “new construction” home. They consider the following to determine the price:

  • Paying you directly in order to increase their profit margin

  • Weighing supply and demand in the real estate market and the status of their project inventory

  • If they are running low, they will offer more for a home. If they are at capacity or experiencing financing constraints, they could instead complicate the process by submitting a lower offer, less of a deposit, or setting a very long closing date.

How can I help move the process along in the manner most advantageous to you, saving you time, money and frustration?

First, with our program, I will step in and represent you as the seller/homeowner’s listing agent for a significantly discounted commission rate from what you would traditionally pay a broker. Their fees could be as high as 6% if you go the route of listing on MLS and selling through the standard process. We don’t have to rely on MLS to complete the sale. I can go directly to a builder. I am especially sensitive to the fact that there can be many “grey areas” in a broker/ builder relationship. But I operate ethically and consistently keep that boundary clear.
